JPT designed this build-out of an existing health center for physician’s offices for Primary Care and Physical Therapy. The healthcare system based its service lines on their standard physician group. Specifically, the following program was developed:

Ambulatory

  • Primary Care – (6.0) Physicians
  • PT/OT Services

The overall project area was approximately 7,800 SF of space in the former Health Club located on the First Floor. Approximately 750 SF of space will be allocated for a new entry point. The existing space has an 18-inch-high elevated floor which can be removed unless deemed appropriate for under floor utilities.

The project scope of work included a complete alteration to the Health Club plan that accommodated the above program spaces. Exterior upgrades were needed in addition to the new illuminated signage locations and rework of the substrate to accommodate the signage. As stated above, the 18-
inch raised floor system can be removed to avoid ramps and stairs which impacted overall usable square footage.

JPT anticipated minor Phasing to be necessary with the building being partially occupied during construction. Much of the Phasing was for new MEP system integrations to the existing infrastructure. JPT needed to document temporary interfaces based on new infrastructure installations that would affect any existing tenant(s).
